Thinking about selling your Washington home? One of the most important decisions you’ll make is setting the right asking price.

Pricing too high can cause your home to sit on the market, while pricing too low could leave money on the table. In today’s Washington market, sellers need a pricing strategy based on current data—not simply what a neighbor’s home sold for last year.

What’s Happening in the Washington Market?

Washington’s housing market is giving buyers more options than they’ve had in recent years. According to Northwest Multiple Listing Service (NWMLS), active listings increased 16.4% year over year in June 2026, reaching 23,088 homes. At the same time, the median sales price was $650,000, down 3% from June 2025.

That means sellers may need to be more strategic when determining their list price.

The best starting point is to look at homes similar to yours that have recently sold.

Consider properties with similar:

  • Location
  • Square footage
  • Number of bedrooms and bathrooms
  • Lot size
  • Age and condition
  • Upgrades and features

Recent sales provide a better indication of what buyers are actually willing to pay than older sales or current asking prices.

Your home isn't being compared to what sold six months ago—it's being compared to what buyers can choose from right now.

If several similar homes are listed nearby, your price needs to make sense within that group. A home that is priced significantly above comparable properties may receive fewer showings and offers.

Your home may hold years of memories and improvements, but buyers evaluate it based on market value.

The amount you originally paid, how much you spent on renovations, or how much you hope to net doesn't necessarily determine today's value.

A successful pricing strategy focuses on what the current market supports.

Two homes with the same floor plan can have very different values.

Updated kitchens, remodeled bathrooms, newer flooring, fresh paint, landscaping, energy-efficient improvements, and well-maintained systems can influence how buyers perceive value.

Before listing, consider which improvements are likely to provide the greatest return—and which may not be worth the expense.

Washington isn't one single real estate market.

Prices and market conditions can vary significantly between counties and even between neighboring communities. In June 2026, for example, NWMLS reported median prices ranging from about $226,000 in Adams County to more than $1 million in San Juan County.

That's why a statewide average isn't enough to accurately price your home.

Pricing isn't always a "set it and forget it" decision.

Once your home is listed, your agent can monitor:

  • Number of showings
  • Buyer feedback
  • Online activity
  • Competing listings
  • New pending sales
  • Days on market
  • Offers and inquiries

If buyers consistently pass on a property despite strong marketing and showings, the price may need to be reevaluated.

The Goal: Attract the Right Buyers

The goal isn't necessarily to choose the highest possible list price.

It's to find the price that positions your home competitively, attracts qualified buyers, generates interest, and gives you the best opportunity to achieve your selling goals.
